Terms and Conditions

1. Purpose and parties

These terms govern access to and purchase of the InmoMatch IA service (https://www.inmomatch-ia.com), provided by InmoMatch IA. By registering or purchasing a licence you confirm that you have read and accepted them.

2. Description of the service

InmoMatch IA is an information tool that gathers and organises property auction notices published in the Spanish Official State Gazette (BOE) and the Auction Portal, cross-checks them with Cadastre data and offers an indicative bid and tax calculator, email alerts and exports. We do not take part in auctions, we do not broker sales and we are not affiliated with the BOE or any public administration.

3. Registration and account

• You must be at least 18 and provide accurate information. Your email is verified with a one-time code.
• You are responsible for keeping your password safe. If you suspect unauthorised access, change it and let us know.
• Each licence allows a single active session: signing in on another device closes the previous one.

4. Plans, prices and payment

• Prices include VAT (21%). Payment is made by card through Stripe.
• Paid licences renew automatically every month until you cancel them.
• If we change a price we will notify you at least 30 days in advance; the new price will apply from the next renewal and you may cancel beforehand at no cost.

5. Personal, non-transferable licence

Each licence grants a personal, non-exclusive and non-transferable right of use, limited to the account holder (or, on the B2B plan, to the contracting entity through a single simultaneous session). It is forbidden to:

• share credentials or resell, sublicense or transfer access;
• extract the service contents massively or automatically (scraping, bots);
• circumvent technical protection measures or the single-session control;
• use the service for unlawful purposes or contrary to these terms.

6. Cancellation

There is no lock-in. You can cancel your licence at any time by writing to info@inmomatch-ia.com from your account email. Cancellation takes effect at the end of the period already paid and you keep access until then.

7. Right of withdrawal and refund policy

If you purchase as a consumer you have 14 calendar days from purchase to withdraw without giving any reason (Arts. 102 et seq. of Spanish Royal Legislative Decree 1/2007, TRLGDCU).

In addition, and regardless of whether the service has already started, we offer a commercial refund guarantee: you can request a full refund of your first month within 14 calendar days of payment. This guarantee also applies to professionals and businesses.

To exercise it, simply write to info@inmomatch-ia.com from your account email stating that you wish to withdraw or receive the refund. You may use this template: "I hereby give notice that I withdraw from the contract for the InmoMatch IA [plan] licence purchased on [date], in the name of [name] with the email [email]."

We will refund the amount within 14 calendar days of receiving your request, using the same payment method, and the licence will return to the free Standard Access.

8. Nature of the information and disclaimer

• Information comes from public sources (BOE, Auction Portal and the Directorate-General for the Cadastre) and is shown with a link to its official notice. It may contain errors, change, be suspended or be cancelled without notice by the issuing body.
• Appraisal, charges, deposit and minimum-bid figures are those published in each notice. Estimates (transfer tax, costs, indicative Cadastre value, margins) are approximate calculations and are not an appraisal or expert report.
• Nothing shown by the service is legal, tax, financial or investment advice. Before bidding you must review the official notice, the charges certificate, the occupancy status and the auction terms, and consult a professional if needed.
• We do not guarantee the outcome of any auction or any profit.

9. Availability and liability

We work to keep the service continuously available, but there may be interruptions for maintenance or due to third-party failures (for example BOE or Cadastre services).

To the extent permitted by law, our liability towards business users is limited to the amount paid in the 12 months preceding the event giving rise to it. This limitation does not affect the rights granted to consumers by consumer law or cases of wilful misconduct or gross negligence.

10. Suspension for misuse

We may suspend or close an account that breaches these terms (for example by sharing credentials or extracting data massively), with prior notice except in serious cases.

11. Changes, governing law and jurisdiction

We may amend these terms; material changes will be notified reasonably in advance and will not affect periods already paid.

They are governed by Spanish law. If you are a consumer, the courts of your place of residence will have jurisdiction. If you contract as a business, those of the service owner’s registered address.
